Accounting Software for Small Real Estate Development Company

Dear All, I am in the process of establishing my own real estate development business in Brazil. To ensure cost control and demonstrate professionalism right from the beginning, I am trying to avoid Excel as much as possible. As a start-up cost is of course an issue, and access from different locations will be necessary, therefore I am looking at cloud based subscription solutions. Also a version in Portuguese should be available, as data entry from persons that might not speak English will be necessary. I am a little bit overwhelmed by the plethora of solutions out there, is there any solution focused on the small developer with multilanguage support? Any idea or pointer in the right directions is highly appreciated! Kind Regards

Consider Xero, which starts at $9/mo. I don't know if there is multilanguage support, but see if you can customize the account names so they're in Portuguese. Even if the menus and such are in English, they're few in number. You can get a free trial.

At that subscription level, multicurrency feature is not included, but if everything is in reales then it doesn't matter.

Thank you for your answer. Re-reading my initial post, it might have not been clear what exactly I am looking for. I would need development specific capabilities like project costing, loan draw management and the like.

I am looking at Sage 300, Budgetrac and Yardi, but with a 5 minute search on Google I find easily a dozen or more other possibilities, and I am wondering if there is one software especially for the single user company? I want to avoid reaching out to companies that are costing several thousand USD per license and need extensive implementation time and training.

QuickBooks Online has an option of "Brasil (Portugues)" listed on their page of International versions. Although it might not have real estate specific features, it will have the basic functionality necessary for getting a small business off the ground and give you a more professional look than the Excel option. I'd recommend signing up for the "Teste GRATIS" to see if it has what you are looking for. Keep in mind that this is the Portuguese version, and might not have the option to switch languages. So if that is a requirement, you might want to do the trial so you can find out ahead of time (I didn't see anything on the site about this, but it might be there).

I don't know if Xero or QuickBooks Online has job costing capabilities, so find that out first. If not, for a single user, you can't go wrong with QuickBooks Desktop Edition. It has job costing and loan draw management, and it's so popular that training opportunities abound. You can easily get basic training from YouTube, and then work with someone just for the industry-specific features you're looking for.

Once you are up to speed, which usually doesn't take more than a few hours, you can train your personnel. This is going to be your most cost-effective approach.

I don't do basic training like this anymore, but to minimize your dollars and maximize the expertise of your trainer, reach out to me privately. I can recommend someone for you.
